How do I make a booking with Ukiyo Stays directly?
You can browse our homes by destination and filter for your exact needs. When you are ready to book, simply make your reservation online and it is instantly confirmed. Are bookings instantly confirmed?
Most of our bookings are instantly confirmed. If it is not confirmed instantly, you can expect a confirmation email within a few hours. If you have any questions, our concierge team is available to assist you.
What is your pre-check-in process?
We want to make your arrival experience is as seamless as possible and in order to do so, we need to get some paperwork completed before you arrive, including collecting a picture of a government issued id. We do this to verify identity and ensure the safety of our guests in all of our homes.
Can I book last minute?
For last minute bookings, give us a call on +91 85918 28738. This way, we’ll be able to assist which Ukiyo Villa is available in your destination.
When will I be charged?
You will be charged for the entire stay, including tax, at the time of purchase.
Can I pay directly at the property?
Sorry, this option is not available. We take full payments before you check-in.
What if I have special request like an extra mattress or food?
Please contact our team and we’ll do our best to accommodate your request. Depending on the item, additional charges may apply.
Are there any restrictions in the villas booked?
Each property comes with it’s own set of house rules. We request you to go through it thoroughly before you book your stay.
Are the properties Pet Friendly?
Yes! We love your four legged friends. Please look for the pet friendly tag on our property page. We want to make sure that you and your pet only get the best when you stay with us.
Are Ukiyo Villas equipped for guests with physical disability?
Most of our properties are equipped to handle special guests. If you have further questions, do ask your stay manager regarding the same.
What payment methods are available?
There are several ways to make a payment for your reservation. We currently accept the following methods: Credit Card, Debit Card, Net Banking.
What is the Cancellation Policy?
In light of the threat of Covid-19, for ALL bookings with check-ins upto 31st December 2021, the following policies apply
Know that in addition to serving our guests, we represent a network of local communities and homeowners who depend on our consistent and reliable policies. We recognize that the current circumstances have a significant impact on everyone involved. Know that we have taken every step to adopt more flexible policies.
- For the special policy under COVID-19, guests are expected to provide a Cowin vaccine certificate (fully vaccinated) for any of the registered guests or proof of quarantine/isolation applicability or because of a lockdown imposed by local authorities.
** Regular Cancellation Policy
- If you wish to cancel your booking more than 14 days prior to your check-in date, 100% of the booking amount will be refunded.
- If you make a cancellation between 14 to 7 days prior to your check-in date, 50% of the booking amount will be refunded.
- If you make a cancellation within 7 days of your check-in date, no refund will be issued.
** Special Policy under COVID-19
- If you wish to cancel your booking more than 14 days prior to your check-in date, a credit note worth 100% of the booking amount will be issued, which can be used for future bookings.
- If you make a cancellation between 14 to 7 days prior to your check-in date, 10% of the booking amount will be deducted and for the remaining 90% a future credit note will be issued, which can be used for future bookings.
- If you make a cancellation between 7 days to 1 day prior to your check-in date, a credit note worth 75% of the booking amount will be issued, which can be used for future bookings.
- If you make a cancellation within 24-hours of your check-in time, no refund or credit note will be issued.
We continue to monitor the COVID-19 pandemic and intend to provide updates about the latest policy.
In case of any refunds, the processing shall be completed within 10 working days.
Note: In case of cancellation of any booking by the guests for peak dates, 14 days before the check-in date, guests will be given 100% worth of booking value in the form of a future credit note. In all other cases, the booking shall be considered as cancelled in whole and in such case the booking amount is non-refundable, irrespective of the time when the booking is cancelled.
If the guest has made a partial payment, he/she is not entitled to any refund whatsoever. In case of any cancellation under any policy, convenience charges and payment gateway charges are non-refundable.
** Future Credit Note
– If you change your trip and the updated reservation costs more than your original one, you’ll be asked to pay the difference.
– A Future Stay Credit expires as per the validity mentioned on the credit note. If you book a trip using the credit, the check-in date must be before the credit’s expiration date.
– An FCN expires six months from the date of issue, unless Ukiyo Stays specifies a longer expiration period in writing at the time of issue.
– You do have to use the credit all at once.
– You cannot combine your future credit with someone else’s.
– If you book a stay using an FCN and subsequently cancel the reservation, our standard cancellation policies apply.
– Future credit notes issued under regular and special policy under COVID-19 (*) can be used for any property.
** Relocation/Rescheduling Policy by Guests:
– Rescheduling charge along with the additional charge is applicable depending on the request, every time the booking is rescheduled.
– Relocation/Rescheduling by guests is not permitted once a booking is confirmed.
– Ukiyo Stays reserves to right to cancel a booking
– Book an alternative comparable available Home
– Ukiyo Stays shall offer future Credit Note (validity of 6 months from date of issuance) of the full amount paid
– A full refund for the total amount paid.
** Other Terms & conditions:
– GST at applicable rates will be charged on this cancellation fee.
– In case of any cancellation at the time of check-in or after the check-in, any refund of the accommodation fee and cleaning fee will be decided and settled as considered appropriate by Ukiyo Stays.
– Standard check-in time is 2 pm and check-out time is 11 am.
– In case guests wish to avail a further extended checkout or early check-in, charges are applicable depending on the availability of the home.
Does the villa has any caretaker or attendant?
In most cases, a Caretaker/Villa representative will be present to welcome you.
What are the check-in/check-out timings?
Across all Ukiyo partner villas, the standard check-in time is between 1.00-2.30 pm and standard check-out time is between 10.00 am- 12 noon.
What amenities can I expect at my stay?
Every Ukiyo villa is complete with; kitchen, clean bedsheets and towels, guest amenities, television & Hi-speed wireless internet.

How do you ensure rules & regulations at my villa are adhered to?
Before accepting the booking, we inform the guests about all the rules and regulations about the property. Further, we also place signages at the properties to make sure the guests are always aware of the rules.
How would I know the real price my villa was booked at?
At Ukiyo Stays, transparency with the owners is one of the key principles. We will send a monthly report highlighting the details about all bookings including the price of the booking and the source.
How much does it cost avail your services?
We believe in pay as per performance model. So, only when your property makes money, we make money.
How to ensure that my villa is well maintained?
We do regular audits and surprise audits to ensure everything is up to date at your villa.
