Additional rules
1. No smoking in doors of the apartment
2. None other than the number of people booked are allowed to stay over at the apartment without my consent.
3. No alcohol or food consumption in the pool area.
4. No stags/Bachelorr’s allowed
5. We request you to be respectable towards your neighbours and keep music volume indoors of the apartment after 9 PM
7. We use very expensive high quality linens in our villa. We kindly request our guests to not use towels, hand towels or any other linens to clean shoes or remove make up. Incase if the linens are found with stains, the replacement or deep cleaning cost need to be borne by the guest.
8. Any damage and breakage in the apartment or loss of linens will be chargeable to the guest and be deducted from the security deposit.
9. A security deposit of INR 10,000/- will be taken at the time of check in which will be given back at the time of check out or after checking the apartment.
10. We urge our guests to only use swimwear to use the pool.
11. Please keep in mind that we only allow a maximum of 7 adults and the max occupancy of 9 is including kids. Any more guests than the max occupancy will not be entertained.
12. Pool timings : 9 AM to 7 PM.

• Ukiyo Stays will do its best to accommodate any reasonable modifications or changes, but the Guest should be aware that some changes may not be possible. Charges may also apply.
• Cancellation Policy: In case of cancellation made during the below mentioned period before the check in by the Guests, the following amount shall be deducted from the total Booking Amount.
-Cancellation more than 60 days prior to the check in date - 80% refund to the customer
-Cancellation between 45-60 days prior to the check in date - 40% refund
-Cancellation within 45 days of the check in date - No refund to the customer
• Refunds will be provided only for bookings where the complete amount has been paid. If a partial payment has been made, no refund will be provided.

Ukiyo-884 Serene is a luxurious 3 bedroom apartment in Candolim designed to tick all your vacation boxes. It’s the perfect apartment to make sure you have a safe & comfortable stay. The kitchen is entirely equipped incase you fancy trying out your culinary skills & the living room & dining table are well spaced to make your group of 6 can comfortably sit in. There is an outdoor seating for 6 which is over looking the green fields of Candolim. There’s a common rooftop pool which is accessible to guests.
The space:
Ukiyo-884 Serene is a brand new apartment located in the lush greens of Candolim. It’s under 2 Kms from the Candolim beach and boasts views of the green fields of Goa. Its a short 500 metre drive to Burger Factory, Nerul. Guests have access to a beautiful common rooftop pool overlooking the Nerul river and the greens of Saipem Hills. It’s a fully loaded apartment with all the amenities one could require. We provide daily housekeeping and other services related to vacations in goa.
